			<content:encoded><![CDATA[<p>Having a tilt and slide patio door can cause quite a few problems. Yes, it has happened to me quite a few times. I was trying once to shut the door after a party. I decided to have a party for my family and friends on one summer afternoon. I kept the patio door open for the nice breeze to come to the house. It also makes it easier for the guests to get in and out of the house when there are 2 entrances. The party was great. Everyone really enjoyed it and they loved my food and drinks. I was very happy because not only the party was a great success but also the next day I was going for a long awaited holidays. All I had to do was to clean up the house which was not really difficult as some of my friends stayed to help me. It was however getting dark and cooler outside so I decided to close the patio door. And this is when the problem came. The door wouldn&#8217;t close! It came off it rails and I could not move it. </p>
<p>It was jammed, and I was unable to do anything.</p>
<p>I had to decide what to do. I had three choices and had to decide on one of them.</p>
<p>1) I could call a company and have them fix the door for me. It would be expensive given such a short notice.</p>
<p>2) Try to close the door myself no matter what it would take and go on holiday. However, I would worry all the time, as I would know the house is not properly locked.</p>
<p>3) Call my father who lives not far from my and ask him to help me out.</p>
<p>I had to make a decision fast and finally I decide to call my dad. He is a professional and I knew he would be able to help me.</p>
<p>I watched him when he was fixing the door and this is what I have learned. A siding patio door has a locating pin which collapses on the hinges and the bottom of the door which is closest to the frame. </p>
<p>You then push the top of the frame and the handle down to close the door. In my situation, the locating pin was hitting the top of the stopper and therefore not being able to get in. Are you still following me? There is a tiny collar located around the pivot that pushes the pin closer to the locator. It was broken and therefore the locator pin was not in line. I didn&#8217;t have much choice but to go to the hardware store and get the whole new locator for the bottom of my door. In most cases this is what you need to do. Just visit your local hardware store and get a new locator. After it is fitted your problems should be solved and you should be able to lock the door. I was so happy the problems was fixed and had great holiday &#8211; thank you Dad.</p>

<p>Retrofit window installation is really the easiest of all. The retrofit window already comes with an exterior trim attached. That&#8217;s the flush fin that goes against the outside surface, usually stucco. Prepare the window by drilling 3/8&#8243; holes in the areas of the frame where you want to screw it in place. Normally, there will be 3 holes on each side and 3 more across the top. Don&#8217;t predrill any holes in the bottom track. After removing the old panels, you want to run a heavy bead of caulk on the face of the old aluminum frame that you left in place. Then you and a helper set the bottom of the vinyl window onto the old aluminum bottom track and raise it into position. The flush fin or retrofit lip will act as a &#8220;stop&#8221; to hold the window in place. Have your helper hold the window while you go inside.</p>
<p>Once inside, you want to center the window in the opening. Slide the vent panel open and closed to make sure the window is plumb and level. To adjust for out of square conditions, shim the bottom right or left corner by placing a shimming material between the sill and bottom of the window frame. Once square, drive a 3&#8243; deck screw through the 3/8&#8243; holes and into the wood studs. Just seat the screw, don&#8217;t over tighten. After you get the screws into the sides and top, remove the sliding panel. The bottom track should lift out. Look for drainage holes in the track and insert a thin screwdriver and lift up. Drive one screw in the bottom center, caulk around the screw head, then put the track back in place and re-install the sliding panel. Now, you want to go back outside and caulk the gap where the retrofit fin meets the exterior surface of the house. You want to have a double barrier of protection against water infiltration. Remember, you already applied a generous bead of caulk before inserting the new frame into the opening. The rest of the job is done on the inside.</p>
<p>First, you want to plug the 3/8&#8243; screw holes to hide the heads of the screws. We sell the hole plugs on the website. Just click on the &#8220;shop&#8221; tab to see a picture. The plugs will pop into place in the hole. The next step is to fill the gap around the new frame with R-13 Insulation. Do not use the foam insulation that comes in a can. Many manufacturers will not honor the warranty if the foam is used. Even the non expanding foams can cause the frame to distort, causing problems. Pack the insulation in tight. You might want to wear a dust mask during this procedure. Many people, myself included, are very sensitive to insulation. After the insulation is in place, you want to install trim around the inside to finish the job. You can use wood trim from the hardware store, or some other product. But in my experience, the best product is a vinyl flat trim that matches the window frame. The flat trim can also be purchased on the website under the &#8220;shop&#8221; tab, or you could try to find it from a local window contractor. Ours comes in 3 different widths, although the 1 3/4&#8243; wide piece is by far the most common. The trim has a double sided adhesive tape on the back. You cut the top and bottom first, stick them on the vinyl frame, making sure the trim goes to the drywall. This covers all the insulation and the old metal frame. Do the side pieces next. The final step is to caulk where the trim meets the walls.</p>
<p>Much of the installation process for a replacement frame is the same as the retrofit frame. But, there are a few differences. When you put the new window into the opening using a replacement frame, you don&#8217;t have the flush fin holding the frame in place. You and your helper have to hold the frame in place while you put a screw in the top center to support the frame. Then, you can do your adjusting for a square condition. All of the procedures on the inside will be exactly the same, from hole plugs, to insulation, to trim and caulk. The outside is different. You have to apply the trim that was part of the retrofit frame. Again, I prefer the flat trim. Once again, you apply a bead of caulk to the old frame,then measure and cut the top and bottom trim pieces. Apply the adhesive part of the trim to the vinyl frame, and let the other part contact the bead of caulk. Trim all four sides, then caulk again where the trim meets the exterior material.</p>
<p>As you can see, it really doesn&#8217;t matter if the exterior of your home is brick, stone, siding, or stucco. You can install vinyl windows without having to damage the surrounding structure. What they will worry about is if they will be able to sell the house later, without having a certificate. <p>It happens all too often. You are sitting in your home &amp; you feel a draft, almost like a breeze that comes in with shivering intensity. It is indeed a window, but it&#8217;s not even open! The draft is coming from the air seeping through the frame. There is no more denying it…it is time for replacement windows.Before you begin the process of searching for a replacement window manufacturer or a home improvement contractor, you need to make a few decisions first. The first is how much you are willing to spend. There are all types of designs &amp; models of windows out there. Depending on your budget you can spend anywhere from 0 to ,500, or more, per window depending on size, style and options. The best way to develop a solid expense plan is to determine how much money you are willing to spend BEFORE you start shopping for windows or contractors. The second decision is to determine which windows need replacing. There is no need to replace every window in your home. It is possible for some windows to deteriorate faster than others. This could be a result of extended exposure to the elements or a different type of window that aged better than the others. Also, you may not want to install all the replacement windows at once. Perhaps you have a contractor friend who would be willing to install them a couple at a time. This will allow you to purchase the best windows possible, without worrying about the cost. Glass Type: If you choose divided lite options, they are available in a variety of different sizes, styles and shapes, Rectangular, curved, and diamond to name a few.Installation: So after you&#8217;ve made your selections and you have received your new windows one of the most important things about your product is the proper installation of them. All windows should be installed by a qualified licensed contractor. They should be shimmed, plumbed, and squared for proper installation. After the product has been secured to the wall it should then be fully sealed around the perimeter with sealants.Replacing your windows can be expensive, but there are ways to finance the work &amp; there are also tax credits to help defray the cost.
